To find your ideal property, we need to know as much as possible about your requirements. This includes your rental budget, the date by which you need to move, the type and size of property you need, etc. You can let us know all about your requirements by registering online, by phone or by visiting us where a member of staff can assist you.
With a clear understanding of your requirements we will then be able to access all properties that match your criteria.
View as soon as possible
We usually accompany and conduct all property viewings and the Landlord will not usually be present. In some cases, a Landlord may give us specific times for viewings, although we do ask them to be as flexible as possible. We normally keep keys and can generally access properties to suit your availability. To save time in the long run, you should try to ensure that anyone likely to share in the decision views the property as well.
We are here to hold your hand through this exciting time and we offer help and advice at each stage, no question or worry is too big or too small and we are always happy to help.
After the viewing we need to know if you have any questions or if you are interested in renting the property. So please allow time to discuss your thoughts with us.
If the property is suitable what next?
We require that you fill out an application form, which will be supplied after your viewing, along with a copy of the current How To Rent Guide. We take all measures to ensure that your application is thoroughly checked for financial viability before processing and due to this we ask that your provide full disclosure of your finances or you my risk failing the referencing.
On application, a holding deposit of £150 (or maximum 1 weeks rent), will be required. If your application is successful this will be deducted from your first months rent. if, however your application fails due to the following this deposit will not be refunded.
- The tenant/application form provides false or misleading information or the referencing fails
- The applicant fails a right to rent check
- The applicant withdraws from renting the property
- The applicant fails to take all reasonable steps to enter into a tenancy by signing the agreement when the landlord or agent has taken all reasonable steps to get them to do so (unless a landlord or agent imposes a requirement that breaches the ban or acts in such a way to the tenant or relevant person that is would be unreasonable to expect to enter into a tenancy agreement with them).
Once the holding fee is paid we will no longer market the property to let and will no longer accept applications for that property until the results of the checks are known.
